PERRA HOME LOANS
Perra Home Loans / Refi. Cash-Out. HELOC.

Refinance, cash-out and HELOC

Lower your payment, change your loan, take cash out, or open a line of credit. Which one fits, and what to watch for.

These three loans all work with the home you already own. A refinance replaces your mortgage. A cash-out refinance replaces it with a bigger one and hands you the difference. A HELOC leaves your mortgage alone and adds a line of credit behind it.

Rate and term refinance

You replace your current mortgage with a new one to change the rate, the term, or the type of loan. Common reasons: a lower rate, moving from adjustable to fixed, removing mortgage insurance, or taking a borrower off the loan after a divorce.

Cash-out refinance

You take a new first mortgage for more than you owe and receive the difference in cash at closing. You end up with one loan and one payment. It makes the most sense when today's rates are close to or below your current rate.

HELOC

A home equity line of credit sits behind your first mortgage. You draw what you need during the draw period and pay interest only on what you use. Your first mortgage, and its rate, stay untouched.

Pitfalls to watch for

Restarting the clockA new loan with a longer term can lower the payment but add years of interest. Look at the total interest you will pay, not just the monthly number.
Not doing the break-even mathDivide the closing costs by the monthly savings. If you will sell or refinance again before that point, the refinance loses money.
Giving up a low first-mortgage rateCash-out refinancing a low-rate mortgage to get a small amount of cash often costs more than a HELOC would.
Variable rate surprisesHELOC rates move with the market. Make sure the payment still works if rates rise.
The end of the draw periodWhen a HELOC switches from interest-only draws to repayment, the payment can jump. Know the date and the new payment ahead of time.
Turning card debt into house debtConsolidating credit cards into your mortgage can save interest, but the debt is now secured by your home. It works only if the cards stay paid off.

Questions people ask

Should I do a HELOC or a cash-out refinance?

If your current mortgage rate is lower than today's rates, a HELOC usually makes more sense because it leaves that first mortgage alone. If today's rates are lower than yours, or you want one fixed payment, a cash-out refinance can be better. Compare the total cost, not only the payment.

When does refinancing make sense?

When the savings outweigh the closing costs within the time you expect to keep the loan, or when you need to change the loan itself, such as removing a borrower, removing mortgage insurance, or moving from an adjustable to a fixed rate.

Is a HELOC rate fixed?

Most HELOCs have a variable rate tied to an index, so the payment can change. Some lenders let you fix part of the balance. Ask how your rate can change before you sign.

Can I use cash out to pay off credit cards?

Yes, and it often lowers your monthly payments. But it turns unsecured debt into debt secured by your home, so missing payments now puts the house at risk. It only helps if the card balances do not come back.

How fast can a HELOC close?

Some HELOC lenders use digital income and asset verification and can fund much faster than a traditional refinance. Timing depends on the lender and your file.
